Few Essex towns have a backstory quite like Laindon's. Long before the new town arrived, this was plotland country: from the early 1900s, Londoners bought small parcels of farmland here and built their own weekend retreats and smallholdings, a make-do-and-mend community whose last traces are preserved at the Dunton Hills plotland museum next door. Above it all sits St Nicholas Church on its hilltop, one of the oldest churches in Essex and still the best landmark in town. That layered history has left Laindon with one of the most varied collections of housing we work on anywhere in the county.

Today Laindon is changing fast again. The tired old shopping centre has been swept away for the Laindon Place regeneration, bringing new apartments and houses to the heart of the town, while Laindon station keeps the c2c platforms busy every morning with commuters heading into Fenchurch Street. From Plotland Cottages to Laindon Place

The surviving plotland-era and 1930s properties around Laindon and the lanes towards Dunton are full of character, but they were often built by their owners rather than by builders, and ninety-plus years of settlement, ad-hoc extensions and mixed materials show in the walls. These homes reward patient, experienced preparation: raking out and filling old cracks, stabilising flaky surfaces, treating damp before it ruins fresh paintwork, and choosing breathable finishes where the construction demands it. Rushing the prep on a property like this is how a repaint fails within a year, so we never do.

At the opposite end of the scale are the brand-new homes at Laindon Place and the other recent developments around the town centre. New builds bring their own snags: shrinkage cracks as the structure dries out, rushed builder's-grade mist coats, and woodwork that needs proper caulking and cutting-in to look genuinely finished. Lee Chapel North, the High Road and Beyond

In between sits the bulk of Laindon's housing: the 1950s and 60s new town estates, with Lee Chapel North the biggest of them. These homes were solidly built and decorate beautifully once ageing plaster is filled and sealed properly, and we're regularly repainting hallways, kitchens and full interiors across the estate. Along and around the High Road there's a good mix of inter-war and post-war family homes, and the streets running up towards Langdon Hills Country Park include some of the area's most sought-after addresses, where exterior masonry, fascias and front doors take the brunt of an exposed hilltop position and benefit from a proper repaint cycle.
