Great Wakering is a village rather than a suburb, and it still feels like one. It sits north-east of Shoeburyness on the flat land between the Thames and the River Roach, with Barling and Little Wakering immediately to the north and open marshland beyond that. The village has a long High Street, a genuine centre, and a working history that has left its mark on the buildings.

That history is brick. The land around Great Wakering sits on good brickearth, and the village was a brickmaking centre for generations, with works along Star Lane supplying builders across south Essex and into London. The legacy is a village where exposed brickwork matters, and where a lot of the older housing was built by people who knew exactly what they were doing with it. St Nicholas Church, Norman in origin with a distinctive later brick tower, anchors the older part of the village.

Weatherboarding and Village Vernacular

Alongside the brick, Great Wakering has the timber-clad and rendered cottages that are the traditional building vernacular of coastal and estuarine Essex. Painted weatherboarding is one of the most rewarding things we get to work on and one of the easiest to get wrong. Boards move constantly with moisture and temperature, so a hard, impermeable coating will crack at the laps and let water sit behind it, which is precisely how cladding rots from the back. We use flexible, breathable systems that allow the timber to move and release moisture, prepare each board face and lap properly, and pay particular attention to end grain, which is where failure almost always starts.

Older cottages here also frequently have soft lime-based plaster internally rather than modern gypsum. Lime needs to breathe, and covering it with a modern impermeable emulsion traps moisture in the wall and causes the finish to blow and flake. Where we find lime plaster we specify a breathable mineral or clay-based paint instead. It is a small piece of knowledge that saves an enormous amount of trouble two years later.

Exposed Position, Hard-Working Exteriors

The land around Great Wakering is flat, low and open all the way to the water. There is very little shelter, and wind-driven rain arrives with real force across the marshes. Exteriors here work harder than they do a few miles inland, and the difference shows on north and east elevations in particular. Fences, gates, sheds and garden joinery take an especially heavy beating; treating them properly on a sensible cycle costs a fraction of replacing them.

The rest of the village is mid-to-late twentieth century: substantial estate development from the 1960s onward, plenty of bungalows, and the mix of render, pebbledash and brick you would expect from that period. It is straightforward, honest housing that responds very well to being decorated properly.

Being slightly off the beaten track should not mean paying a premium or waiting weeks for a decorator to turn up, and it does not with us.
